Asphalt Sealing FAQs

Q. Do you do commercial asphalt sealing?

Yes. At AHS, we offer commercial asphalt sealing. Commercial driveways are susceptible to wear and tear, and our team can make your commercial parking lot look brand new again. Additionally, as part of our commercial asphalt sealing service, we also do commercial crack filling with our rubberized crack filler.

Q. Why should I seal my Driveway?

By periodically sealing your driveway, you can protect your driveway from the UV rays from the sun, oil and gas spills, and it will help prevent cracks (which will reduce the need for costly repairs).  Sealing will also extend the life of the asphalt.

Q. When is the best time of the year to seal my driveway?

It is recommended that you get your asphalt driveway sealed between May and October when the weather is warm or hot.

Q. How long after an asphalt driveway is installed can it be sealed?

Ideally, you would want to seal your asphalt driveway 2 years after it has been installed. Ultimately, you’ll want to seal it when your driveway starts to look grey. The time frame really does change, however, based on the type of asphalt used.

Q. Is Asphalt Sealer the same as Blacktop Sealer?

Asphalt and blacktop driveways are the same (asphalt tend to be the technical term). Asphalt sealers and blacktop sealers are often used interchangeably.

Q. What should I do to prepare for your arrival? 

The only thing we ask the homeowner to do is to clear their driveway of any cars or things like basketball nets. When we arrive, we will blow and sweep away any leaves or debris from your driveway before we start sealing.

Q. What type of asphalt sealer do you use? And is it harmful to skin?

We use an oil-based sealer. Since our sealer is oil-based, it will not irritate the skin if someone walks on our sealer barefoot.

Q. Do I need to patch potholes or cracks in my driveway before you show up?

No. You won’t have to do anything like that to prepare for us. We use our crack filler to deal with any crack in your driveway. We can also fill potholes, BUT that services will cost extra.

Q. How long does it take for the sealing to dry?

In most cases, it takes up to 24 hours for the sealing to dry. Obviously, there are some factors that can impact the drying time (ex. any areas of your driveway that are shaded).

Q. If I have concrete walkways and/or brick pavers along my driveway, can I get these sealed?

No. Sealer is not meant for these features in and around your driveway. In order to avoid damaging or staining walkways and paver, we will either tape them or cover them with boards.

Q. What if it rains soon after you seal my driveway?

Rain will not impact our sealing.

Q. What if my driveway is not level?

Our sealer will make your driveway look great, but it can’t cover the fact that a driveway is not level. We can help fix an unlevelled driveway, but that comes at an extra cost.

Q. What factor impact price?

If the driveway is about 1,000 Sq/Ft, then we charge approximately $0.35 per SqFt. We also offer different prices for commercial prices and these change depending on the size of the property and other conditions.

Q. How often should I reseal my driveway?

We recommend that you reseal your driveway every 2 years.
