Q. How do I know if my driveway needs sealing?

If you notice that your driveway has some cracks, faded parts, or a lost surface texture, then that calls for sealing. Sealing is greatly recommended periodically every few years as this helps the driveways to maintain its durability and appearance.

Q. I have a regular 2-car driveway, how much is it gonna cost me to seal the driveway?

In the 2024 season, the price to seal the 2-car driveway (around 600-650 sqft) is $230.00. The price includes the following:

  • Cleaning the driveway
  • Protecting the surrounding areas with painter’s tape
  • Filling up to 30 linear feet of cracks
  • Sealing the driveway
  • 1-Year warranty

Q. What maintenance does an asphalt driveway require?

Regular maintenance includes sealcoating, filling cracks, and repairing potholes to keep an asphalt driveway in good condition and extend its lifespan

Q. How does weather affect asphalt paving?

The weather will impact asphalt paving, both the installation and its durability. Ideal paving conditions require the weather to be warm and dry, this will allow for the best adhesion and compaction. Cold or wet conditions can lead to poor installation quality. Temperature fluctuations cause asphalt to expand and contract, leading to cracks and potholes. Water, whether in the form of rain or snow, enters through these cracks, freezes, and then expands, hence causing further damage. In addition, asphalt oxidizes and dries out because of UV radiation in sunlight, which makes it brittle and hence is subjected to cracking. Proper installation timing, effective drainage, and regular maintenance are essential to reduce the weather effects on the asphalt paving.

Q. What is better concrete or asphalt?

When deciding between asphalt and concrete, it’s essential to consider several key factors. Asphalt stands out for its durability, cost-effectiveness, and ease of maintenance. Not only is it generally more affordable to install than concrete, but it also allows for quicker use after laying, minimizing inconvenience.

Asphalt paving offers superior flexibility in cold climates, resisting cracks and damage from freeze-thaw cycles. Plus, its dark colour aids in faster snow and ice melting, enhancing winter safety. Maintenance and repairs are straightforward, ensuring your driveway remains in top condition for years to come.

Q. I have interlocking around my driveway, how do you protect it?

In our driveway sealing process, the technician will apply a protective layer of painter’s tape to all adjacent areas. This includes the interlocking stones, any surrounding wood, the sidewalk, and the garage door, ensuring they are safeguarded during the sealing procedure.

Q. When can I park my car back on the driveway after it was sealed?

On average, it takes around 12 hours for the material to fully cure, however, the curing time always depends on a few other factors, such as temperature and the current state of the driveway. For instance, if the temperature is cold (below 12 degrees) or hot (above 26 degrees) it takes around 20 hours for the material to cure. Moreover, if the driveway was previously sealed with a Water-Based sealant, the curing time will also be higher than usual. Therefore, it is fair to say that one can safely park their car back on the driveway after 24 hours.

Q. There is a gap between my driveway and my garage, can you fix it?

We offer services for installing asphalt ramps. Our process involves first tidying up the site, followed by laying down cold asphalt. We ensure that it is evenly aligned with the garage and appropriately sloped towards the driveway.

Q. How cold is “too cold” for the driveway sealing?

Based on our experience, there is no difference in material application if the day temperature is above zero degrees Celsius. The temperature does affect the curing time of the product. For instance, if the driveway was sealed while it was 5 degrees, we would suggest to stay off the driveway for at least 48 hours, on the other hand, if the temperature is between 17-25 degrees, it takes only 12 hours to dry.

Q. What type of product do you use?

We are using an oil-based sealant, that is made from Bitumen (a.k.a. Asphalt). The material is designed to become a part of already existing asphalt and protect it from environmental damage.

Q. Do you provide a warranty?

We provide a 1-Year warranty for our regular asphalt sealing services. For the luxury sealing service, we provide a 2-year warranty!

Q. Do you clean the driveway before sealing?

Every driveway is dry-cleaned and prepared before the application of the material.

Q. How long does the sealing last for?

The material lasts up to 2-3 years, however, we suggest sealing your driveway every 2 years, to make sure that the driveway is always maintained and protected.

Q. Can you fix the indentations on the driveway?

Most indentations can be fixed by filling them up with asphalt, however, it always depends on the individual properties of each driveway.
